The assignment was to provide an “As Is” and “As Proposed” valuation for lending purposes for a commercial banking company.  The project included analysis of current market trends and highest and best use of the facility as it was being considered for mixed-use applications.    Multiple types of comparable leased property were analyzed in the estimation of gross potential income, as the project was proposed to include various types of office applications, including:   executive  office suites, open work and shared work stations,  common areas and large traditional office floorplans.
